Planning & approvals

Do you handle drawings, planning and building control?

Yes. We arrange drawings, structural calculations, planning applications and building control sign-off, so you deal with one company.

Do I need planning permission for an extension?

Not always. Many single-storey rear extensions can be built under permitted development rights, within limits on size and position. Two-storey, side and front extensions, and homes in conservation areas or that are listed, usually need permission. We will tell you which route applies when we visit.

How long does planning take?

Councils aim to decide most householder applications within eight weeks of the application being validated. We factor this into the programme so you know when work can realistically start.

Do I need to tell my neighbours?

If you are building on or near a shared boundary, or digging foundations close to a neighbour's property, you may need to serve notice under the Party Wall etc. Act 1996. We will flag this early.

Quotes & costs

How do I get a quote?

Call 01483 363105 or send an enquiry through the website. We arrange a site visit, then send a written, itemised quote so you can see exactly what is included.

Why is your quote itemised?

So you can compare it properly and see where the money goes. It also makes changes easier to agree if you decide to alter the design during the job.

Are you insured?

Yes. Crosbie Builders Ltd is fully insured, with £5m public liability cover. Certificates are available on request.

During the build

How long does an extension take?

It depends on the size and design. We give you a programme with your quote, so you know how long we expect to be on site and what happens when.

Can we stay in the house during the work?

Usually, yes. We plan the order of work, dust protection and temporary arrangements so you can stay at home wherever practical.

Who do I talk to during the job?

One person runs your project from start to finish and is your point of contact throughout.

Do you keep the site tidy?

Yes. We protect floors and furniture, keep the site and access routes clear, and clean up properly at the end of the job.

Insurance & commercial work

Do you work with loss adjusters and insurers?

Yes. We provide costed reinstatement schedules, photo reports and a single point of contact for the policyholder, from make-safe to handover.

Do you take on commercial projects?

Yes. We deliver office fit-outs (CAT A and CAT B), school and community building refurbishments, retail works and landlord projects such as dilapidations, phased around occupied buildings.

Can you work out of hours?

Yes. For commercial and education projects we regularly programme work for evenings, weekends and holiday shutdowns so the building keeps running.

What areas do you cover?

We are based in Godalming and work across Surrey and north-east Hampshire, including Guildford, Farnham, Haslemere, Cranleigh, Woking and the villages around them.

How long have you been building?

Over 30 years. Crosbie Builders Ltd was incorporated in 2015 and is a family-run company based in Godalming.

Do you do landscaping, patios and driveways?

Yes. Porcelain and natural-stone patios, block paving and tarmac driveways, garden rooms, retaining walls and drainage, by our own team.
